Thailand Parking Regulations: Everything You Need to Know

The construction of parking facilities within buildings involves more than just design considerations and user convenience. Developers must also strictly comply with the requirements set forth under Thailand’s Building Control Act and related Ministerial Regulations to obtain construction permits and ensure safe operation of the facility.

1. Standard Parking Space Dimensions

Perpendicular Parking (90-Degree Parking)

Each parking space must have minimum dimensions of:

  • Width: 2.40 meters
  • Length: 5.00 meters

This standard size is designed to accommodate most passenger vehicles while providing sufficient space for door opening and safe vehicle maneuvering.

Parallel Parking (Less Than 30 Degrees)

Each parking space must have minimum dimensions of:

  • Width: 2.40 meters
  • Length: 6.00 meters

Because parallel parking requires additional space for vehicle entry and exit, a longer parking bay is required.

Parking Structure Clearance Height

Driveways and parking structures must provide a minimum clear height of 2.10 meters from the floor to the lowest part of the structure above. This requirement ensures safe vehicle circulation and accommodates a wide range of vehicle types.

2. Parking Space Requirements by Building Type

Residential Condominiums

For condominium units with a floor area of 60 square meters or more, parking spaces must be provided at a minimum ratio of:

  • 1 parking space per 2 condominium units

Alternatively, parking may be calculated based on building area:

  • At least 1 parking space for every 240 square meters of building area

These requirements help accommodate resident demand and reduce parking shortages within the development.

Office Buildings

Parking requirements vary depending on the building location.

Bangkok Metropolitan Area

  • Minimum 1 parking space per 60 square meters of usable floor area

Provincial Areas

  • Minimum 1 parking space per 120 square meters of usable floor area

Department Stores and Shopping Centers

Within Bangkok, shopping centers and department stores must provide:

  • Minimum 1 parking space per 20 square meters of usable floor area

This higher parking ratio reflects the large number of visitors and the high vehicle turnover typically experienced throughout the day.
